What must I bring with me to tour an apartment?

What are the income and credit qualifications?
Applicant income must be minimum 3 times the monthly rental amount.
Prior eviction or monies owed to another apartment community is an automatic denial.
Favorable rental history.
If guarantors are permitted, their income must total 4 times the monthly rental amount.
What kind of pets do you allow? Do you permit exotic pets?
Cats and Dogs. 75 lb weight limit allowed combined with a maximum of two pets, per home. Breed restrictions apply and pets must qualify through our third party screening. Exotic pets not allowed.
How many pets may I have?
Maximum of 2 pets per apartment with a combined weight limit of 75 lbs.
Are there any deposits, special fees, or monthly charges to have a pet?
There is a $500 non-refundable pet fee for each pet (at a maximum of two), in addition to a $20 monthly pet rent, per animal. All household pets must be registered through our third party screening company and a one-time fee of $20 is required at approval.
What are your fees and monthly charges?
Non-Refundable $125 Application Fee per Applicant.
Non-Refundable $350 Administration Fee per Apartment.
Security Deposits starting at $300 for a 1 Bedroom, $400 for a 2 Bedroom and $500 for a 3 Bedroom Apartment with approved credit.
Monthly Valet Trash $28.
Residents are responsible for electric, water, sewer, telephone and cable in addition to any other utilities.
What is acceptable form of proof of income
Four most recent paystubs or tax returns filed within the current tax year.
Is my security deposit refundable?
Yes, upon move out your apartment will be assessed for any damages above normal wear and tear. Additionally; any past due rents, balances or utilities will be claimed against your security deposit.
Can I change to a month-to-month lease plan after my first year?
Yes, you may go month to month but this option does not lock in your rental rate and the rate could fluctuate monthly.
What utilities are included in my lease?
No utilities are included in your lease.
How long is the term of the lease?
7 to 12 months lease terms.
Do you accept leases for short terms?
7-month minimum lease terms are offered.
Am I required to have renters insurance?

If something needs to be repaired in my apartment, how do I report it?
We have an online resident portal available to you 24 hours a day, where routine service requests may be emailed directly to the maintenance department.You may call the leasing office during business hours and leasing will assist you with your request or if after hours you will be connected to on call maintenance should you have an emergency.
When is my rent payment due?
Rent is due on the 1st calendar day of each month.
What day of the month am I liable for a late charge?
Late fees will be assessed on the 4th calendar day of each month, should rent not be paid in full.
Will you accept electronic payments from my bank?
Yes, you may set this up through our Resident Portal.
Is there a place where I can pay my rent after office hours?
Yes, you may pay using our Resident Portal 24 hours a day.
There is a person who might be staying with me for a while, is that permitted by the lease?
Please contact the Management office.
Do you have reserved parking?
No, but garages are available for rent on a first come first serve basis at a monthly expense of $170.
I have a motorcycle, where can I park it?
In a designated parking spot.
My children live with me in the summer; do I need to notify your office when they arrive?
Can I install my satellite dish at my apartment?
Yes, but it cannot be mounted to the building in any fashion. Your service provider will need to be authorized to install and it must be located on your patio or balcony. Satellite addendum must be signed and a $500 deposit must be paid to the leasing office, prior to installing.
Do you have cable services?
Yes, we currently have Comcast Cable.
Does the property have a fitness center?
Yes, we have a state of the art membership grade fitness center.
Does the property have a swimming pool?
Yes, we have 2 saltwater swimming pools.
Does the property offer on-site recycling?
Yes, required bags must be utilized and items are collected during your regularly scheduled valet service. You may contact the City of Coconut Creek for further details.
Are gas grills permitted at your property?
No, but there is a summer kitchen with 3 large grills adjacent to the Clubhouse pool. They are available on a first come, first served basis.
Is there any additional storage space available at your property?
Yes, storage units may be rented at a monthly rate of $40.
Are residents permitted to paint their apartment?
Yes, but residents must restore walls to their original color upon move out or charges will be assessed.
Will you accept my delivery packages for me?
Not at this time.
How is your property different from the competition?
