Security Deposits starting at $300 for a 1 Bedroom, $400 for a 2 Bedroom and $500 for a 3 Bedroom Apartment with approved credit.

What happens if I qualify for an apartment, but my roommate does not?
If the application is not approved but income allows, the qualified applicant may rent a smaller unit individually.
Is my security deposit totally refundable?
Yes, minus any charges for damages or past due rents.
Can I change to a month-to-month lease plan after my first year?
Yes, you may go month to month but this option does not lock in your rental rate and the rate could fluctuate monthly.
What utilities are included in my lease?
No utilities are included in your lease.
How long is the term of the lease?
7 to 13 months lease terms.
Do you accept leases for short terms?
Not at this time.
Am I required to have renters insurance?
Do you offer furnished apartments?
No, but we do have preferred status with a company that can furnish for you and will help you with this process.
Do you offer corporate apartments?
Not at this time.
If something needs to be repaired in my apartment, how do I report it?
You may call the leasing office during business hours and leasing will assist you with your request or if after hours you will be connected to on call maintenance should you have an emergency. We also have a resident portal where routine requests may be emailed directly to the maintenance department.
When is my rent payment due?
Rent is due on the 1st and must be paid on or before the 3rd of each month to avoid a late fee.
What day of the month am I liable for a late charge?
Late fee will be assessed on the 4th of the month should rent not be paid.
Will you accept electronic payments from my bank?
Yes, you may set this up through our Resident Portal.
Is there a place where I can pay my rent after office hours?
Yes, you may pay using our Resident Portal 24 hours a day.
There is a person who might be staying with me for a while, is that permitted by the lease?
Please contact the Management office.
Do you have reserved parking?
No but garages will be available for lease on a first come first served basis.
I have a motorcycle, where can I park it?
In a designated parking spot.
My children live with me in the summer; do I need to notify your office when they arrive?
Can I install my satellite dish at my apartment?
Yes but it cannot be mounted to the building in any fashion. Must be located within your patio or balcony. Satellite addendum must be signed and a $500 deposit must be paid to the leasing office.
Do you have cable services?
Yes, we currently have Comcast Cable.
Does the property have a fitness center?
Yes, we have a state of the art membership grade fitness center.
Does the property have a swimming pool?
Yes, we have 2 saltwater swimming pools.
Does the property offer on-site recycling?
Yes, Coconut Creek offers recycling containers upon move in and recycling is picked up during your regular valet service.
Are gas grills permitted at your property?
No, but there is a summer kitchen with 3 large grills adjacent to the Clubhouse pool. They are available on a first come, first served basis.
Is there any additional storage space available at your property?
Yes, contact the leasing office for rates.
Are residents permitted to paint their apartment?
Yes, but residents must restore walls to their original color upon move out or will be charged accordingly.
Will you accept my delivery packages for me?
Yes, the leasing office will accept packages for you as long as it doesn't require a signature. The driver will leave you a notice that you have a package at the office.
